Built around your deal

An inspection flag shouldn’t sink a sale

Most “foundation problems” on an inspection report are smaller than they sound. We find out what’s really going on, put it in writing, and get it fixed on your timeline.

We know how to talk to buyers and sellers

We talk to buyers and sellers calmly and honestly. We explain what we see without scare tactics, so a fixable problem stays a fixable problem and your deal stays on track.

Straight answers on what was flagged

We look at what the home inspector called out and tell you plainly what’s serious and what isn’t.

Written estimates for negotiations

Clear, itemized repair prices you can hand to the other side. Your clients can hire us or shop it around, with no pressure either way.

Repairs that fit your closing date

We work around closing dates. When a sale depends on it, we move the job ahead of our schedule to get it done in time.

A warranty that transfers to the buyer

Our warranty transfers once to the new owner, free, with no paperwork. One less thing for the buyer to worry about.

Only the repair the house needs

No salespeople and no upselling. If a crack is normal, we’ll say so. Nobody gets talked into a system the house doesn’t need.

One call covers it

Foundation, water, sump pumps, egress windows, drainage and masonry. One contractor handles the whole list from the report.

Pre-listing, buyer & new construction inspections

Know what you’re dealing with before it’s a problem

A written inspection before listing, or during a buyer’s inspection period, takes the guesswork out. Plain-language written report, usually ready one to two business days after the on-site visit.

How it works

From inspection report to closing

Four simple steps. Tell us the closing date up front and we’ll plan around it.

1

Send us the report

Text the inspection report and a few photos to 563-332-6045, or upload them through our estimate form.

2

We look at the home

A working contractor, not a salesperson, checks what was flagged and finds the real cause.

3

You get it in writing

An itemized written estimate that separates what’s urgent from what isn’t. If a structural question needs an engineer’s opinion, we’ll tell you.

4

We fix it before closing

We schedule the repair around your closing date, and the warranty transfers to the buyer.

“Stair-step cracking in block wall”
Worth a look

Cracks following the mortar joints in a stair pattern, usually from settlement or soil pressure. Hairline and stable is often minor. Wider or offset cracks deserve a closer look.

Learn more →
“Horizontal crack or bowing wall”
Have it evaluated

Soil pressure is pushing the wall inward. This is the one to take seriously. It usually needs bracing or rebuilding, not just sealing.

Learn more →
“Vertical crack in poured concrete wall”
Usually minor

Most are shrinkage cracks from when the concrete cured and are not structural. If one leaks, we seal it from the outside.

Learn more →
“Efflorescence”
Usually minor

White, chalky deposits on block or concrete. Water moved through the wall at some point. It isn’t damage itself. The question is where the water comes from.

Learn more →
“Evidence of prior water intrusion”
Worth a look

Stains, tide lines or damp spots show water got in at some point. Gutters, downspouts and grading are the usual cause, and often the cheapest fix.

Learn more →
“Negative grading”
Usually minor

The yard slopes toward the house, so rain runs to the foundation. Usually an inexpensive regrading job.

Learn more →
“Downspouts discharge near foundation”
Usually minor

Roof water is dumping right at the wall. Often fixed with extensions or buried drain lines.

Learn more →
“Seepage at the cove joint”
Worth a look

Water coming in where the wall meets the floor, usually from water pressure beside or under the house.

Learn more →
“Sump pump inoperable or no backup”
Usually minor

The pump didn’t run, or there’s no battery backup. Often a straightforward replacement or add-on.

Learn more →
“Egress window does not meet code”
Worth a look

The basement window is too small or too high, or the well is wrong. A room without legal egress may not count as a bedroom.

Learn more →
“Sagging floor or deteriorated sill plate”
Worth a look

Framing has settled, rotted or been cut. Often repairable with new supports or sistered joists.

Learn more →
“Recommend evaluation by a structural engineer”
Worth a look

Inspectors often write this to cover themselves. We can usually tell you what we see. If a structural question is truly uncertain, we’ll tell you an independent engineer is worth it.

General guidance only. Every house is different. We’ll tell you what yours actually needs after we look.
