Not every sealer in the bucket is the same
Two driveways can get sealcoated the same week and look identical on day one, then one is worn out by next summer. The difference is what’s in the bucket, and how it’s mixed.
Some crews stretch their material by cutting the sealer with extra water or using a cheaper mix, more driveways per drum, more profit, and a coating that looks good for a few months before it wears away early. We don’t operate that way. We use quality commercial-grade product, mix it to the manufacturer’s specs, and apply it the way it’s meant to go down. Our reputation took decades to build, and it’s worth a lot more than the few dollars we’d save watering down a bucket of sealer. We’d rather do it right once than have you wondering why your driveway looks tired a year later.

Why Commercial Lots Get Sealcoated
Sunlight, water, and freeze-thaw break asphalt down from the surface in, graying it, raveling the top layer, and letting water reach the base. On a commercial lot that means trip hazards, potholes, and a tired first impression. A sealcoat every few years seals out that damage and can double the life of the pavement, at a fraction of the cost of repaving.
Done Right, Around Your Schedule
Surface Prep & Cleaning
Power cleaning, oil-spot priming, and vegetation removal so the sealer actually bonds and lasts.
Commercial-Grade Sealcoat
Heavy-duty sealer rated for parking-lot traffic, restoring the deep black finish and protecting against UV and water.
Hot-Rubber Crack Filling
Sealing cracks before they spread keeps water out of the base, the single biggest cause of lot failure.
Off-Hours & Phased Work
We seal in sections or after hours so your lot stays usable and your business keeps running.
We’ll Tell You When It’s Upkeep, Not Replacement
Plenty of property owners get quoted to repave a lot that just needs a sealcoat, crack fill, and a few patches. We’ll walk your lot and give you the honest version, the maintenance plan that protects your investment without spending money you don’t need to.
What Property Managers Ask Us
Most commercial lots do best every two to three years, with high-traffic drive lanes and entrances touched up more often. We’ll set a cycle that matches your traffic and budget.
Yes. We seal in sections or after hours so most of your lot stays open and your business keeps running with minimal disruption.
If the base is sound, sealcoating and crack fill cost a fraction of repaving and add years of life. If the asphalt has failed through, we’ll tell you honestly, no upsell.
Yes, fresh sealcoat is the ideal time to restripe stalls, ADA spaces, fire lanes, and directional markings to current code.
Need Your Lot Sealed This Season?
We’ll assess the surface, schedule around your hours, and give you a clear written quote, usually within one business day, with minimal disruption to your business.
