This Davenport, Iowa home needed more than a cosmetic fix. Years of moisture exposure had deteriorated the wood floor framing to the point that the structure was no longer safe, so our crew rebuilt the floor system from the ground up — removing the failed framing, protecting the crawlspace, and installing an entirely new, pressure-treated floor structure.

The rebuild, step by step

We started by removing the failed framing that years of moisture had compromised. With the old lumber out, the crew excavated and prepared the crawlspace so the new structure would sit on solid, protected ground.

Next came the moisture control that makes a repair like this last: a heavy-duty moisture barrier across the crawlspace to keep ground moisture from reaching the wood again. Only then did we rebuild — constructing a new center bearing support and framing the entire floor with new pressure-treated lumber.

Every step was aimed at the same goal — restore the home’s structural integrity while addressing the conditions that caused the deterioration in the first place. A floor rebuilt over a wet crawlspace will simply fail again; a floor rebuilt over a protected one holds.

Why sagging floors are usually a moisture problem

Here’s the lesson worth repeating: wood doesn’t fail because it’s old — it fails because it stays wet. A sagging or bouncy floor is often the visible end of a much longer chain that starts underneath the house, where a damp crawlspace slowly softens joists, beams, and sill plates until they can no longer carry the load.

That’s why the order of operations matters. In many cases the right sequence is to address the moisture first — grading, drainage, and a proper crawlspace barrier — and then repair or replace the structure. Rebuilding framing without controlling the moisture treats the symptom and leaves the cause in place.

It’s also why pressure-treated lumber was the right material here: wood built to live near ground-level moisture should be able to resist it. Homeowners who notice a floor that dips, bounces, or feels soft in spots are usually better off looking early — the sooner the moisture is found, the smaller the structural repair tends to be.
