Termites & Wood Rot vs. Foundation Problems: Telling Them Apart
A sagging floor or a soft spot gets blamed on the foundation all the time — when the real culprit is the wood underneath, quietly eaten by insects or rot. Here’s how to tell.

The common mix-up
One of the most frequent misdiagnoses we run into: a floor is sagging or a spot feels soft, the homeowner assumes the foundation is failing, and the actual problem is the wood package — joists, beam ends, or support columns that termites or moisture have destroyed while the concrete around them is perfectly fine. The symptom shows up as movement, so people look down at the foundation. The cause is often the framing that’s been hollowed out.
What termites and rot actually do
Insects and moisture attack wood from the inside and the edges. Termites tunnel up through wood that’s in contact with soil or concrete and ride it into the beams and joists above; rot sets into the ends of joists and beams wherever they stay damp. The tricky part is that the wood can still look like wood long after its strength is gone — a joist can be a shell. That’s why we don’t judge framing by appearance alone; we probe and sound it, because a piece that looks solid can be hollow.
The tells
A few signs point toward wood rather than foundation. Mud tubes or tunnels on foundation walls or piers are a termite calling card. Wood that sounds hollow or feels soft when probed — especially at joist ends and where posts meet the slab — is losing strength. A musty smell and a history of moisture in a crawlspace or basement set the stage for rot. And one worth asking about directly: whether any past termite treatment was interior and exterior or exterior-only, because gaps in treatment are where trouble creeps back in.
Why it gets misdiagnosed — in both directions
Calibration matters here as much as anywhere. Sometimes suspected termite damage turns out to be minimal and doesn’t warrant tearing anything out — jumping to a big replacement would be its own kind of overselling. Other times damage that looks cosmetic is actually widespread once you probe it. The honest answer only comes from checking the actual condition of each member, not from a glance or a worst-case assumption.
