Project overview

This Davenport homeowner had one leaking crack in a poured concrete foundation wall. Behncke Construction repaired that crack directly rather than waterproofing the whole basement.

On the job

Both sides of the wall were reachable here. Inside, the crack sat behind a finished basement wall, so a narrow strip of drywall was opened to expose it. Outside, the crew dug down along the foundation at the crack location only, leaving the rest of the yard and landscaping alone.

Because the crew had access from both sides, the crack was sealed on the exterior, where it stops water before it reaches the wall, and again on the interior as a second layer of protection. The homeowner was very happy with the result.

Nearly 80 years in, this is still one of the most effective and affordable fixes Behncke offers for a leaking basement. Since 1948 the company has completed thousands of foundation crack repairs throughout the Quad Cities, and a properly executed crack repair like this one can save a homeowner thousands of dollars compared with replacing or waterproofing an entire foundation.

Photo highlights

  • Inside the finished basement, a strip of drywall was opened to reach the crack in the poured wall from the interior.
  • The opened wall section from another angle, with the crack line exposed for interior sealing.
  • Working at the bottom of the narrow exterior excavation, down at the crack.
  • Outside, the excavation was kept only as wide as needed to reach the crack.
  • The exterior dig next to the basement window, with the surrounding landscaping left in place.
  • Sheeting placed against the exposed foundation wall inside the excavation.

From the field

Why they called. Leaking crack in a poured concrete foundation wall letting water into the basement.

What we found. The crack was reachable from both sides: inside behind a finished basement wall, outside through a small excavation at the crack.

Why this repair. With access to both sides of the wall, the crack was sealed on the exterior and the interior for an added layer of protection, as a targeted repair instead of a full waterproofing system.

What we did. Opened a strip of the finished interior wall, hand-excavated outside only at the crack, and sealed the crack from both the exterior and the interior.

Result. Repair completed with minimal disturbance to landscaping; the homeowner was very happy with the result.
