Does That Foundation Crack Really Need to Be Injected?
Sometimes a crack needs structural repair. Most of the cracks we encounter do not. After decades of foundation repair and years of installing crack injection systems ourselves, Behncke Construction generally prefers to determine what the crack actually needs before selling the homeowner an unnecessary repair.
Concrete cracks. That doesn’t automatically mean structural failure.
Poured concrete foundation walls crack. They crack as they cure and dry, they crack when the temperature swings, they crack when the soil under them settles, and they crack when something restrains the concrete from moving the way it wants to. The American Concrete Institute lists drying shrinkage, thermal contraction or expansion, settlement, lack of appropriate control joints, overload, and restraint of movement as typical causes. None of that is controversial. It is simply what concrete does.
Cracking by itself does not establish that a wall is structurally unsafe. A properly constructed reinforced concrete wall is a composite system. The concrete carries compression and the reinforcing steel carries tension, and the steel keeps carrying tension across a crack. Reinforced concrete is expected to crack in service, and the industry’s own position statements say so plainly. A crack is a signal to ask questions, not a diagnosis.
We are not saying every crack is harmless. Some cracks matter a great deal. The right question is not “is there a crack?” It is: what caused this crack, and what does this particular crack actually require?
A foundation crack should not automatically be sold as a structural repair. We have installed both structural epoxy injections and water stop foam injections ourselves, for many years. We still perform structural epoxy injection when it is warranted. We believe it is frequently unnecessary for ordinary residential foundation cracks, and we generally do not recommend foam injection as a waterproofing repair because we have seen too many of them leak again.
Two types of crack injection, two very different purposes
“Crack injection” gets used as one phrase, but it describes two products that do different jobs. Before anyone quotes you an injection, you should know which one it is and what it is supposed to accomplish.
Structural epoxy injection
A rigid, high strength epoxy is pumped into the crack under pressure. It bonds the two faces of the crack back together so the wall behaves as one piece again. The purpose is structural: to restore continuity across a crack when the wall’s structural performance has actually been compromised. It is typically used on poured concrete foundations.
Water stop polyurethane (foam) injection
A polyurethane or similar expanding material is injected into the crack. It reacts, expands into the crack and nearby voids, and is intended to reduce or stop water coming through. Its purpose is waterproofing, not structural repair. Industry guidance notes that bond strengths of these chemical grouts are typically low, so they are not used for structural repairs.
Structural epoxy: a legitimate repair when it’s actually needed
We want to be clear about this, because the rest of the page is skeptical. Structural epoxy injection works. When a crack has actually compromised a wall and an engineer or a qualified evaluation determines that structural continuity needs to be restored, epoxy injection can be exactly the right repair. Behncke Construction has performed it for many years, at our discretion, and we will keep performing it when we believe it is necessary.
Our problem is not that structural epoxy injection does not work. Our problem is how often it gets prescribed for cracks that never needed it.
Why glue a crack together if the wall doesn’t need structural repair?
Here is the logic we see sold to homeowners all the time: the wall has a crack, concrete is supposed to be solid, so the crack must be glued shut. It sounds reasonable. In our experience it skips the only step that matters.
A reinforced concrete wall was designed with the expectation that the concrete would crack and the steel would carry the tension across those cracks. That is what the reinforcing is for. In our field experience, the reinforcing steel provides critical tensile capacity and continuity through a cracked reinforced concrete wall, and the presence of a crack does not, by itself, mean the wall needs to be structurally glued back together. Most of the cracks we look at in Quad Cities basements are ordinary cracks. They are not evidence that the wall has failed.
Injecting a crack like that with structural epoxy does not make the house safer. It makes the invoice bigger. If the wall is structurally adequate and the crack is letting water in, the real job is keeping the water out, and that is a different repair.

A crack is evidence that movement or stress happened. Bonding that crack back together does not remove whatever caused it. Seasonal soil movement continues. Settlement can continue. Moisture driven soil changes continue. Thermal movement continues. If the wall cracked because stress exceeded the concrete’s tensile capacity at one spot, and you rigidly bond that spot, the stress does not disappear. It gets carried somewhere else, and in our experience the wall often cracks again nearby.
This is not just our theory. The American Concrete Institute says the same thing in its own guidance. ACI RAP-1, the industry’s field guide to structural crack repair by epoxy injection, states that “if the crack is subject to subsequent movement, an epoxy repair may not be applicable,” and that before proceeding, “the cause of the crack and the need for a structural repair must be determined.” ACI 224.1R, the committee report on causes, evaluation, and repair of cracks, is even more direct about epoxy injection: “Unless the cause of the cracking has been corrected, however, new cracks will probably form near the original crack.”
To be accurate about it: ACI is not against epoxy injection. It recognizes it as a legitimate structural repair. The point is that the concrete industry’s own documents say the cause has to be found and addressed first, and that continued movement can produce new cracks. That matches what we have watched happen in basements for decades.

Does it need structural repair, or does it just need to stay dry?
Homeowners see a crack and understandably assume the concrete has to be “fixed.” But there are two separate questions hiding inside that assumption, and they are not the same problem.
Has this crack actually compromised the structural performance of the wall?
If yes, structural repair may be appropriate, and waterproofing alone will not fix it. This is where structural epoxy injection, reinforcement, or bracing belongs.
Is the crack simply a pathway for water, insects, or soil gases to get into the basement?
If the wall is structurally adequate and the concern is water, the objective is to keep water out. Turning that crack into a rigid structural repair does not serve that objective.
In our experience, most of the leaking poured foundation cracks in Quad Cities homes are Question 2 problems. The wall is fine. The crack is wet. Behncke Construction generally believes the right response to a Question 2 problem is a waterproofing repair, not an unnecessary structural one.
We’ve used foam injection. That’s why we don’t usually recommend it.
Water stop injection is the product most often sold for a leaking crack, and it is the one we get asked about most. We have installed polyurethane injection systems many times over the years. We know how the material is prepared, how it reacts with water, how it expands into the crack, and what a good installation looks like. This is not criticism from a contractor who has never held the injection gun.
Our experience is that injected foam repairs can leak again, and we regularly encounter previously injected foundation cracks that have resumed leaking. The reason is the same one that runs through this whole page: the foundation and the soil around it keep moving. The existing crack can move and change. New pathways can open next to the injected material. And the injected repair lives inside the crack. It does not create the kind of exterior barrier over the crack that we prefer to install from the outside.
We want to be careful here. We are not claiming polyurethane has no flexibility. Different formulations have different properties, and manufacturers publish flexibility and expansion figures for their products. What we can tell you is our field observation: despite the flexibility or expansion characteristics claimed for various injection products, Behncke Construction has repeatedly encountered previously injected cracks that later leaked again after continued foundation movement. That is why we generally dislike relying on foam injection for residential foundation waterproofing.
Behncke field observationIf the water is outside, why not stop it outside?
Our philosophy is simple. Water originates outside the foundation. Groundwater and surface water reach the exterior face of the wall, find the crack, travel through it, and show up on your basement floor. An interior injection tries to stop that water after it is already inside the wall. When it is reasonably accessible, we prefer to stop the water before it enters the wall.
For a typical poured foundation crack that does not require structural repair, Behncke Construction generally prefers to access the crack from the exterior and seal it with an appropriate flexible exterior waterproofing membrane or system. The repair is performed on the side where the water comes from. It creates a barrier over the crack rather than a plug inside it. And because the material is flexible, it can accommodate some of the normal movement that comes with seasonal foundation and soil changes.
Expose the crack
Excavate at the exterior of the wall down along the crack. This takes more access than an interior injection, and it is worth it.
Inspect what’s there
With the wall exposed we can see the full crack, look at the soil, the grading, the downspouts, and any drain tile, and evaluate what caused the water to be there in the first place.
Clean and prepare
Clean and prepare the exterior wall surface so the waterproofing material bonds to sound concrete on both sides of the crack.
Seal it flexibly
Install the appropriate flexible exterior waterproofing repair over the crack, then backfill and correct the grading so water is moving away from the wall.
No repair can promise that water will never find another way in. What we can say is that, based on decades of field experience, this is the approach we believe makes the most sense for the leaking cracks we encounter, and it is the one we recommend first.

Bond concrete across a crack and restore structural continuity when structural repair is actually required.
Legitimate repair. We use it when necessary. We believe it is often sold when structural repair is not actually necessary.
Reduce or stop water penetration through a crack. Not a structural repair.
We have installed it many times but generally dislike relying on it, because we have repeatedly encountered injected cracks that later leaked.
Create a waterproof barrier over the exterior crack and stop water before it passes through the wall.
Generally our preferred approach for a typical leaking poured foundation crack that does not require structural reconstruction.
What the concrete industry’s own guidance says
We are a foundation repair contractor, not an engineering firm, and we are careful to separate what we have observed from what the published guidance says. Below are the primary sources, quoted directly, and what each one has to do with our position. None of these documents recommends against crack injection. What they do say is that the cause of a crack has to be understood before it is repaired, that structural repair is a specific decision rather than a default, and that movement after the repair matters.

When structural crack repair really is necessary
There are cracks that need more than waterproofing, and pretending otherwise would make this page as one sided as the sales pitches we are criticizing. Waterproofing alone does not repair a structural problem. Situations where a crack may need structural repair include:
The point of this page is not “never inject a crack.” The point is “don’t turn every crack into a structural repair when the wall doesn’t need one.”
If there is real uncertainty, get an independent opinion
If there is legitimate doubt about whether a foundation crack represents structural damage, we recommend an evaluation by an independent licensed professional engineer, one you hire, who is not selling the repair. We especially recommend it when there is significant displacement across the crack, major horizontal cracking, significant wall movement, unusual diagonal or shear cracking, continuing measurable movement, questions about the wall’s structural capacity, or multiple symptoms that suggest a larger foundation problem.
Before you pay for anything, you should know which of these you are buying: a waterproofing repair or a structural repair. They are fundamentally different objectives, and the price, the invasiveness, and the reasoning behind them should be different too.
Questions to ask before paying for crack injection
A contractor who has actually diagnosed your crack should be able to answer every one of these without hesitating. If the answers are vague, that tells you something.
The Behncke approach
We don’t inject a crack because it’s there. We find out what it needs.
First we determine what caused the crack, whether it is still moving, and whether the wall is still structurally sound. Then we match the repair to the answer. We believe homeowners should not be charged for an invasive or unnecessary structural repair when the actual problem is simply keeping water outside.
Fix what the crack actually needs.
