This Davenport, Iowa project brought two connected problems together: a rear garage wall with failing masonry, and a downspout that was discharging roof water right against it. Our crew installed roughly 75 feet of underground downspout drainage to carry that water away from the home, then repaired the wall — tuckpointing the deteriorated mortar joints, closing up stair-step cracking, and reinforcing the rear garage wall by setting rebar and mortar inside the concrete block cavities.

What we found and fixed

The rear garage wall showed the kind of wear that builds up slowly: deteriorated mortar joints and stair-step cracking through the concrete block. Nearby, a downspout was discharging large amounts of roof water directly next to the garage wall, and it was identified as the likely cause of the damage.

Because the water was coming from the downspout, we started there. We rerouted the downspout underground — roughly 75 feet of new drainage line — and discharged it safely away from the structure. Correcting that source is the difference between fixing the problem and simply covering the damage.

With the water handled, we turned to the wall itself. We tuckpointed the deteriorated mortar joints, closed up the stair-step cracking, and reinforced the rear garage wall by packing rebar and mortar into the concrete block cavities to add strength where the wall had been weakened over time. Parging finished and protected the repaired base.

What homeowners should know about downspouts and masonry

When a block or masonry wall starts to crack or lose its mortar, it is easy to treat the wall as the whole problem. In many cases, though, the real story starts with where the water goes. A single downspout that empties next to a wall can concentrate a large volume of roof water into one small area every time it rains.

That concentrated water can saturate the soil against the foundation, and through the Quad Cities’ freeze-thaw winters, saturated soil often expands and contracts against the wall. Over time that movement can open stair-step cracks in block and work moisture into mortar joints, which tends to speed up their breakdown. This is why a wet or damaged wall is frequently a water-management problem before it is a wall problem.

The practical takeaway for homeowners is to look outside first. Before committing to major wall work, it is worth checking how roof water and grading move water around the house. Where a downspout is discharging against the foundation, routing it away — above ground or, as here, underground — is often the step that keeps a repair from having to be done twice. Tuckpointing, parging, and block reinforcement restore a wall; correcting the drainage is what protects that work going forward.
