Walcott at a glance

Small town, older homes, wet springs

About two thirds of Walcott homes were built before 1980, and nearly a quarter before 1940. Older basements on slow draining soil are where we see the most spring water.

Local ground conditions

What’s under Walcott homes

Muscatine silty clay loam

Walcott sits largely on Muscatine silty clay loam, some of the best farm soil in Iowa. It is somewhat poorly drained, which is great for corn and hard on basements.

A high spring water table

The USDA soil survey shows a seasonal saturated zone about 1 to 3.5 feet below the surface from March through June. That water presses against basement walls and floors every spring.

Built since 1854

Walcott was platted in 1854, and about one in four homes here was built before 1940. Old or new, every house in town sits on the same slow draining soil.

What we look for

Common problems in Walcott basements

We diagnose the real cause first and recommend only the repair your home actually needs. Many cracks and damp spots turn out to be smaller problems than they look.

Spring seepage and wet floors

When the ground is saturated, water comes in at the floor joint and through cracks. Drain tile and a reliable sump pump are often the lasting fix here.

Sump pumps that run constantly

In wet springs a sump pump can run all day. We size the pump correctly and add battery backup so a power outage does not mean a flooded basement.

Pressure on older walls

Saturated clay soil pushes on basement walls. We check older walls for bowing and recommend bracing only if the wall is actually moving.
