Stone Foundation Restoration & Parging on an Early-1900s Home

The problem

On this early-1900s home, the original stone-and-mortar foundation had begun to deteriorate. Softening mortar, washed-out joints, and small voids were allowing water intrusion and air leakage that can lead to structural movement if left unaddressed.

What Behncke Construction did

We applied a full parge coat to stabilize the wall surface, seal the deteriorated joints, and create a more uniform, durable barrier against moisture, and installed new 32″ × 16″ basement windows.

Why it matters

Parging is not a substitute for full structural rebuilding, but done correctly it extends the life of older stone foundations. Properly sized basement windows also add light, ventilation, and energy efficiency while reducing water risk.
