Local ground conditions

What’s under East Moline homes

Silt loam soil

Much of East Moline sits on Fayette silt loam, a wind-deposited soil that drains well on higher ground. When it is wet it holds water against foundation walls, so gutters and grading matter a lot.

River lowlands

Near the rivers the soil changes to Orion silt loam, which is mapped as flood prone. The Mississippi at Lock and Dam 15 hit a record 22.70 feet in May 2019, above the 1993 flood.

Watertown to The Bend

From the old Watertown area platted in 1856 to newer homes near The Bend and Empire Park, East Moline has every age of basement. Each one gets diagnosed on its own.

What we look for

Common problems in East Moline basements

We diagnose the real cause first and recommend only the repair your home actually needs. Many cracks and damp spots turn out to be smaller problems than they look.

Cracked and bowing block walls

Older block foundations can crack in a stair step pattern or start to lean inward. We measure the wall and tell you honestly whether it needs bracing or just monitoring.

Seepage after heavy rain

Water at the floor joint or through cracks usually starts outside. We check gutters, downspouts and grading before we ever talk about interior drain tile.

High water near the rivers

Homes in low areas near the Rock and Mississippi can see groundwater rise in wet years. A properly sized sump pump with battery backup is often the right answer.
