Project details

The interior waterproofing was installed by opening a channel at the base of the concrete-block foundation wall, setting a perimeter drain, and backfilling with washed stone — the stage shown in the project photos. The same scope also included 16 steel braces to stabilize the walls against movement and tuckpointing of the deteriorated mortar joints, so the structure, the water, and the masonry were all addressed in a single visit.

What homeowners should know

Older masonry and concrete-block foundations often develop three related problems at the same time: walls that bow or shift under soil pressure, mortar joints that crumble with age, and water that works in at the base of the wall.

Steel braces anchored to the floor and the framing resist that inward pressure and keep a wall from moving further. Interior waterproofing — a channel and drain at the base of the wall, usually tied to a sump — relieves water pressure instead of fighting it. Tuckpointing replaces failed mortar so the masonry carries its load the way it was built to.
