What an honest inspection looks for that a sales “inspection” skips
Not every “free inspection” is looking for the same thing. When the inspection is really a sales call, the goal is to find a reason to sell the biggest system. A real inspection looks for the cause: where water enters, whether a crack is structural or just shrinkage, whether a wall is actually moving or has simply always been bowed a little. Sometimes the honest finding is “you don’t need work yet — here’s what to watch.” We’d rather tell you that than sell you something.

A Written Report From Working Contractors
A general home inspector flags a crack and tells you to “consult a specialist.” We are that specialist — decades of foundation and structural work behind every report. You get a clear, written assessment of the foundation and framing, what’s actually wrong, what it would take to fix, and just as importantly, what’s not a problem.
What the inspection covers
A Full Structural Picture
Foundation Walls
Cracks, bowing, settlement, and movement in poured and block walls.
Wood Framing & Joists
Joists, beams, sill plates, and support — rot, sagging, and undersized framing.
Water Intrusion
Signs of past or active leaks, efflorescence, and moisture damage.
Drainage & Grading
How water moves around the home and whether it’s threatening the foundation.
Written Report
A documented report — suitable for buyers, sellers, and lenders.
Repair Scope & Cost
If repairs are needed, what they involve and a realistic cost range.
No scare tactics
Sometimes the Best Report Says “It’s Fine”
Not every crack is a crisis. Plenty of the foundations we inspect are perfectly sound, and we’ll tell you so in writing — we have no commissioned salespeople and no reason to manufacture a repair. When something does need attention, you’ll get the honest scope so you can buy, sell, or negotiate with confidence.

$250Our wood structural inspections focus on the framing system — basements, crawl spaces, and wherever wood is exposed. Inspections must be paid before reports are released.
