    How does water get into your home?

    If you have a water problem, we find that its usually coming from one of three places.

    Under your sill plate - You might find water dripping down from the top of your wall. This is one of the most basic repairs where most of the time is simply involves regrading outside your foundation wall so water flows away from the problematic area.

    Through the wall - This is the second place we look for water intrusion. There can be cracks in the wall, leaking mortar joints, rusty form ties or even holes. Depending on what type of foundation you have, we determine if you need to dig the particular area out or install a drain tile system. Each foundation is a case by case situation.

    Below the slab - The third location is from below the slab. Excess water pressure builds up from below the slab pushing water through cracks and voids in the slab and along the foundation wall. The remedy to this problem usually involves a sump pump or a drain tile system.

    Why Water Enters Basement Walls

    Water intrusion in basements is a common issue for homes throughout Davenport and the surrounding Quad Cities area. When heavy rain or melting snow saturates the soil around a foundation, hydrostatic pressure builds against basement walls. This pressure forces moisture through small cracks, mortar joints, and porous concrete surfaces.

    Many homes in the region were built decades ago, and over time the original waterproofing systems may begin to fail. Drain tile systems can clog, grading around the home may settle, or exterior drainage may no longer direct water away from the structure properly.

    Clay soils common throughout eastern Iowa and western Illinois also contribute to basement moisture problems. These soils expand when wet and shrink when dry, placing pressure against foundation walls and allowing water to find pathways into the basement.

    • water stains on basement walls• small puddles forming after heavy rain• white powdery residue on masonry (efflorescence)• cracks forming in concrete or block walls• mold or mildew growth in basement areas

    Ignoring these symptoms can allow the problem to worsen over time. Moisture intrusion can weaken structural materials and create conditions that encourage mold growth and interior damage.
